Pack your bags and say goodbye to the ocean breeze: 2019 is shaping up to be the year we all move inland. While major coastal cities like San Francisco and Seattle led the way for U.S. housing trends in 2018, a new report from Trulia suggests residents will be swapping the Silicon Valley and fellow seaside hubs for the heartland in the New Year.
In order to determine the metro areas that are poised for takeoff, Trulia based their predictions on five key factors: job growth, vacancy rates, starter-home affordability, site search history, and population of potential home buyers (or, any adults under the age of 35). While you’ll find a few well-known cities like Austin and Phoenix that are already brimming with millennials, lesser-known markets that are relatively close to major cities (Denver and San Francisco included) make up the majority.

Thanks to a strong employment growth and large share of young residents, Colorado Springs steals the number one spot as 2019’s It market to watch, beating out its pricier neighbor: Denver. Coming in second place, Grand Rapids fell one notch from its number one spot last year.
With the exception of Jacksonville, most of the leading cities steer clear of the coast. Instead, to-be homeowners and young professionals are searching just outside the city lines in search of arid landscapes, big sky country, and affordable living. When you don’t want to drop a small fortune every month on housing, quiet desert living and uninhibited wonder will do.
