Have you ever found the perfect Airbnb in the perfect area, only to discover that it’s booked during the time you wanted? We’ve all been there. It’s the worst. Airbnb’s latest venture, a branded apartment complex in Kissimmee, Florida, may be the first step in solving that problem.
The complex is created in partnership with Miami’s Newgard Development Group, and is officially called “Niido Powered by Airbnb”. The building will include 324 units, so if your first choice for vacation rental is sadly unavailable you’ll have plenty of similarly-styled homes to choose from.
Here’s how it works: When residents of the soon-to-open building (there is no set date yet, so stay tuned) sign their leases, they will have the opportunity to share their apartments for up to 180 days. Each unit is a blend between the homey comfort Airbnb rentals are loved for and the luxe amenities of a hotel. For example, expect keyless entry and an app that offers services like guest check-in, housekeeping, and luggage storage.
Per Bloomberg, this new building could help Airbnb’s ongoing problem with real-estate developers and landlords. Citing zoning law violations, management companies have criticized the home rental service for driving up housing costs, disrupting neighborhoods, and operating as an illegal hotel. While Airbnb has started offering larger building management companies a share of hosts’ profits, launching an Airbnb-made apartment building relieves the company of existing landlord complaints.
“Niido eliminates barriers by encouraging home sharing and creating solutions that work for everyone,” said Harvey Hernandez, Newgard’s CEO, in a statement. “We are excited to introduce an experience that is fun, social, convenient, transparent, and valuable to Tenant Hosts, Airbnb guests, and landlords alike.”
While the Florida complex is the first of its kind, Airbnb already has plans to expand this new venture. Soon, entire home sharing buildings will be available across the Southeastern US—so booking spring break accommodations is about to get a lot easier.
